All beaches in Costa Rica are public but past the 50 meter high-tide mark are 2 very different types of land rights. The most common, representing 99%, is Concession Land.  Concession means ‘rental’ and is what every beach hotel / resorts are under in Costa Rica. The second type is Titled Land and can be purchased but only represents 1.0%. Anamara is titled beach front!
